Řízení a financování developerského projektu

Abstract

Tato práce se zabývá řízením a financováním developerského projektu z pohledu životního cyklu. Teoretická část popisuje fáze výstavby, investiční strategie, možnosti financování, které jsou velice klíčové k úspěšnosti realizace stavebního záměru. Praktická část je zaměřena na konkrétní případ výstavby bytového domu, kde je analyzován průběh výstavby, struktura financování a ekonomické výsledky prodejní úspěšnosti. Závěrem je hodnoceno, že projekt sice nedosáhl plánované ziskovosti, ale přinesl strategickou hodnotu v podobě referencí, pomocí využití metodiky BIM.This thesis focuses on the management and financing of a development project from the perspective of its life cycle. The theoretical part describes the construction phases, investment strategies, and financing options, which are crucial for the successful implementation of a building project. The practical part is devoted to a specific case of residential building construction, analysing the course of implementation, the financial structure, and the economic outcomes in terms of sales performance. In conclusion, although the project did not achieve the planned profitability, it delivered strategic value in the form of references through the application of the BIM methodology.
