Abstract
Tato bakalářská práce se zabývá vlivem lokality na nabídkovou cenu nemovitých věcí, konkrétně v segmentu komerčních nemovitostí ve městech Brno a Praha. Cílem práce je zjistit, jak lokalita ovlivňuje tržní cenu, a které faktory jsou pro oceňování nejzásadnější. Práce se zaměřuje na popis a interpretaci získaných dat pomocí porovnávací metody. Neřeší predikci cen ani investiční potenciál z dlouhodobého hlediska. Analýza vychází z období 2024–2025 a porovnává nabídkové ceny za m v různých městských lokalitách z pohledu podnikatelského využití.
This bachelor thesis focuses on the influence of location on the asking price of real estate, specifically in the segment of commercial properties in the cities of Brno and Prague. The aim of the thesis is to determine how location affects market prices and which factors are most significant for property valuation. The thesis is based on the description and interpretation of collected data using the comparative method. It does not address price prediction or long-term investment potential. The analysis covers the period 2024–2025 and compares the price per square meter in different urban locations from the perspective of business use.

Z jeho přednesu bylo patrné, že k úkolům, které řešil, přistupoval uspokojivě.
Na otázky členů komise odpověděl na uspokojivé úrovni.
Rovněž na doplňkové otázky od oponenta odpověděl uspokojivě.
Státní zkušební komise závěrem konstatovala, že student svou závěrečnou práci obhájil na uspokojivé požadované úrovni.
