Analýza ceny rekonstrukce stavebního objektu v rámci stavebního a realitního trhu

Abstract

Tato diplomová práce se bude zabývat analyzováním ceny rekonstrukce stavebního objektu z hlediska stavebního trhu a realitního trhu. Nejprve budou vymezeny základní problémy vyskytující se při rekonstrukcích objektů a jejich správné způsoby oprav. Dále bude vysvětlena problematika týkající se oceňování nemovitostí dle zákona, tržního oceňování a kalkulace stavebních prací. Vše bude následně aplikováno na konkrétní stavební objekt. Výsledkem práce bude vyhodnocení, zda při rekonstrukci objektu dojde ke kladnému či zápornému zhodnocení investovaných financí a v jaké výši.This diploma thesis will deal with analyzing the cost of reconstruction of a building in terms of construction market and real estate market. First, the work will define the elementary problems encountered in the reconstruction of buildings and their proper repair methods. In the next step, the thesis will focus on the valuation of estate according to law, market value and costing of construction works. Everything will be applied to a specific building. The result of the work will whether the building reconstruction reaches a positive or negative returns on the invested funds and their amount.
