Vývoj realitního trhu v dané lokalitě

Abstract

Bakalárska práca analyzuje vývoj realitného trhu nehnuteľností v danej lokalite. V teoretickej časti sa zaoberá vymedzením základných pojmov na realitnom trhu, príslušnou legislatívou a identifikáciou druhov nehnuteľností. Ďalej charakterizuje faktory ovplyvňujúce realitný trh, tvorbu trhovej ceny a realitný trh. V praktickej časti je analyzovaný vývoj cien bytov v dvoch skúmaných lokalitách od roku 2009 po rok 2017, konkrétne v mestách Sereď a Galanta. Nasleduje porovnanie vývoja cien obidvoch miest, porovnanie vývoja cien Serede s Trnavským krajom, do ktorého mesto patrí a stanovenie predikcie vývoja trhových cien na rok 2018.This bachelor thesis analyses the development of the real estate market in the certain area. In the theoretical part it explains the basic terms of real estate market, the most used laws and real estate rules and identifies the particular kinds of estate. Furthermore it defines the factors which affect the real estate market, the process how the price of real estate is made. In the practical part of this bachelor thesis is done analysis of the real estate market in the area of Sereď and Galanta. The analyses is made on the segment of apartments. In the next part the development of real estate price is compared between the two given areas, the development of real estate price in the region in which the two towns lay is compared to the development of real estate prices in Sereď. The last part belongs to the prediction of the real estate price in 2018.
