Alternativní metoda stanovení hodnoty koeficientu k6 pro oceňování budov

Abstract

One of the methods that are currently used to determine the estimated value of the forensic expert in the real estate industry (focusing on the economy, real estate prices and estimates), the comparative method. In this method applies, inter alia, the coefficient K6, which reduces or increases the estimated final price determined by expert opinion. Determination of the coefficient K6 is implemented as an expert professional estimate. This price adjustment has its upper and lower limit and is dependent on external factors. The authors provide an alternative method of determining this coefficient method that can significantly eliminate subjective perception and help determine the value of this coefficient. To determine the method was applied risk analysis and SWOT analysis.Jednou z metod, která se v současné době používá pro určení odhadované hodnoty forenzním expertem v oblasti realit (se zaměřením na ekonomiku, ceny a odhady nemovitostí), je srovnávací metoda. V této metodě se uplatňuje, mimo jiné, koeficient K6, který snižuje nebo zvyšuje výslednou odhadní cenu stanovenou znaleckým posudkem. Stanovení koeficientu K6 se realizuje jako odborný odhad znalce. Tato úprava ceny má svou horní a dolní mez a je závislá na vnějších vlivech. Autoři článku poskytují alternativní způsob stanovení tohoto koeficientu metodou, která může podstatně eliminovat subjektivní vnímání a pomoct určit hodnotu tohoto koeficientu. Pro stanovení byla použita metoda analýzy rizik a aplikována SWOT analýza.
