dc.description.abstract	Práce se zabývá zhodnocením investice do nemovitosti, před jejím prodejem. V teoretické části byly popsány základní pojmy, které souvisí jak s problematikou oceňování nemovitostí, tak pojmy z oblasti investování. Dále byly shrnuty základní typy investic, metody hodnocení a náklady spojené s investováním. V praktické části byla představena nemovitost, na které byly provedeny stavební úpravy. Nejdříve byly zjištěny náklady na stavební práce, tedy na investici. Nemovitost byla dále oceněna ve třech hypotetických variantách investic. Následoval výpočet nákladů spojených se zapůjčeným kapitálem a v závěru byly zjištěné údaje vyhodnoceny a porovnány.	cs
dc.description.abstract	Thesis deals with appreciation of real estate investment before sale. Theoretical part of the thesis is describing basic concepts from the field of valuation of property and basic concepts of investment. There were also summarized basic types of investments, evaluation methods and financial expenses related to investment. Practical part of the thesis is focused on specific property, where were realized construction work. First of all were researched financial expenses of construction work, i.e. investment cost. The property was evaluated by three hypothetical variants of investment. Calculation of expenses related to borrowed capital followed. At the end of the thesis, the survey data were evaluated and compared.	en
