Analýza tržních cen nemovitých věcí ve vybrané lokalitě

Abstract

Tato diplomová práce se zabývá analýzou trhu s nemovitostmi a jeho vývojem ve vybrané lokalitě statutárního města Brna. V úvodní části se práce věnuje definici základních pojmů a systematizaci pojmosloví na trhu s nemovitostmi. V další části je analyzován vývoj trhu v České Republice a zejména v Brně. Nejobsáhlejší část diplomové práce zahrnuje analýzu nabídkové a tržní ceny a jejich vývoj během sledovaného období a dále aspekty ovlivňující nabídkovou cenu. Analýza se zabývá různými lokalitami Brna včetně okrajových městských částí. Hlavním cílem je zmapovat současný stav trhu s nemovitostmi a aktuální tržní ceny bytů v Brně, identifikovat klíčové faktory ovlivňující vývoj trhu a tvorbu nabídkové ceny. Práce využívá kombinaci kvantitativních a kvalitativních výzkumných metod, včetně analýzy statistických dat. Výsledky práce poskytují ucelený pohled na místní realitní trh.

This diploma thesis deals with the analysis of the real estate market and its development in a selected location of the statutory city of Brno. In the introductory part, the thesis deals with the definition of basic terms and systematization of terminology in the real estate market. The next part analyses the development of the market in the Czech Republic and especially in Brno. The most comprehensive part of the thesis includes the analysis of the offer and market prices and their development during the monitored period, as well as aspects influencing the offer price. The analysis deals with various locations of Brno, including peripheral city districts. The main objective is to map the current state of the real estate market and the current market prices of apartments in Brno, to identify the key factors influencing the development of the market and the formation of the offer price. The thesis uses a combination of quantitative and qualitative research methods, including statistical data analysis. The results of the thesis provide a comprehensive view of the local real estate market.
