Pozice nákladového oceňování vůči stavebnímu trhu

Abstract

Diplomová práca sa zaoberá porovnaním smerných cien stavebných materiálov podľa cenových sústav RTS a ÚRS s aktuálnymi trhovými cenami v Českej republike. Cieľom je identifikovať rozsah, štruktúru a príčiny rozdielov medzi týmito cenami, ktoré majú zásadný vplyv na presnosť rozpočtovania stavebných zákaziek. Analýza vychádza z databázy 180 stavebných materiálových položiek a položkových rozpočtov modelového objektu. Výsledky ukazujú, že rozdiely medzi smernými a trhovými cenami sa pohybujú v rozmedzí 6–13 %, pričom najväčšie odchýlky boli zistené pri tepelnoizolačných materiáloch a betónových konštrukciách. Práca identifikuje hlavné príčiny týchto rozdielov (metodika tvorby cien, periodicita aktualizácie, regionálne špecifiká) a navrhuje systém korekčných koeficientov pre jednotlivé stavebné diely. Závery práce môžu slúžiť ako podklad pre optimalizáciu cenotvorby a zvýšenie transparentnosti v stavebníctve.This thesis focuses on comparing the reference prices of construction materials according to the RTS and ÚRS pricing systems with current market prices in the Czech Republic. The aim is to identify the scope, structure, and causes of differences between these prices, which have a significant impact on the accuracy of construction project budgeting. The analysis is based on a database of 180 construction material items and itemized budgets of a model building. The results show that the differences between reference and market prices range from 6% to 13%, with the largest deviations found in thermal insulation materials and concrete structures. The thesis identifies the main causes of these differences (pricing methodology, frequency of updates, regional specifics) and proposes a system of correction coefficients for individual construction works. The conclusions of the thesis can serve as a basis for optimizing pricing and increasing transparency in the construction sector.
