Tornádo – způsob odhadu nákladů při totální likvidaci nemovitosti

Abstract

Článek navazuje na text uveřejněný v 3. čísle ročníku 2021 o postupu při odhadování škod způsobených tornádem na nemovitém majetku. Vzhledem k velké různorodosti postižení stavebních objektů byly vady a poškození roztříděny Ústavem soudního inženýrství VUT jako zpracovatelem, do několika skupin. V článku je věnována pozornost první skupině materiálních škod na obecním nemovitém majetku – demolicím. Popsány jsou dva stavy totálně poškozených objektů: zcela zničených tornádem nebo z rozhodnutí statika určených k demolici. Tornádem bylo postiženo pět obcí, ale demolované obecní objekty se nacházely ve třech z nich. Ve všech případech se jednalo o zděné stavby a dřevostavby. Pro ilustraci jsou doloženy fotografie z doby před tornádem a z doby místního šetření. Stručně je uveden postup a metodika při odhadu nákladů.The article follows a text published in the 3rd issue of the class of 2021 on the procedure for estimating tornado damage to property. Due to the great variety of affected building objects, the defects and damages were categorized by the Institute of Forensic Engineering of the VUT as a preparer into several groups. In this article, attention is paid to the first group of material damage to municipal property – demolitions. Two states of totally damaged buildings completely destroyed: by the tornado or destined for demolition by the decision of a structural engineer are described. Five municipalities were affected by the tornado, but the demolished municipal buildings were located in three of them. In all cases, these were brick buildings and wooden structures. Photographs from before the tornado and from the time of the local investigation are provided for illustrative purposes. The cost estimation procedure and methodology are briefly outlined.
