Vliv rekonstrukce prvků dlouhodobé životnosti na cenu nemovitosti

Abstract

Má práce zkoumá vliv rekonstrukce prvků dlouhodobé životnosti na tržní cenu nemovitosti, konkrétně na rodinný dům. Pro případovou studii jsem si zvolila rekonstrukci střechy, respektive její nosné části, protože se s rekonstrukcí právě tohoto prvku dlouhodobé životnosti můžeme setkat nejčastěji. Případová studie je řešena formou ocenění rodinného domu před a po rekonstrukci, a to dvěma metodami: dle vyhlášky, porovnávací metodou a tržním oceněním, taktéž porovnávací metodou.My thesis deals with the influence of reconstruction of the long-lasting elements on the market price of the property, specifically on the family house. For a case study, I chose reconstruction of the roof, and its load-bearing part, because the reconstruction of this long-lasting element can be found in most cases. A case study is solved in the form of valuation of house before and after reconstruction, and it is done by two methods: according to the decree,by the comparison method and market valuation and also comparative method.
