Komunitní bydlení ve Zlíně

Abstract

Diplomová práce se zabývá návrhem komunitního bydlení v areálu bývalého průmyslového komplexu Svit ve Zlíně – významném městském brownfieldu, který prochází postupnou revitalizací. Dříve nepřístupné území se dnes otevírá novému využití a nabízí prostor pro inovativní formy bydlení. Komunitní bydlení je v tomto kontextu vnímáno jako nástroj pro podporu místní ekonomiky, zázemí pro studenty i pomoc sociálně znevýhodněným skupinám obyvatel. Projekt vychází ze tří determinovaných skupin, pro které jsou navrženy typy bytových domů. Každý typ reflektuje specifické požadavky dané skupiny a společně vytvářejí soudržný, funkční celek. Návrh se zaměřuje na klíčové výzvy komunitního bydlení a nabízí inovativní řešení, která propojují sociální, urbanistický i architektonický rozměr. Zlín, mé rodné město, jsem si zvolila záměrně – dobře znám jeho specifika i potřeby a cílem mé práce je přispět k jeho dalšímu rozvoji prostřednictvím architektonického návrhu. Návrh nového obytného souboru se nachází mezi řekou, revitalizovaným průmyslovým areálem a místní železniční tratí. Lokalita je územním plánem určena jako smíšená obytná plocha městského centra a její potenciál spočívá v možnosti propojit bydlení s kvalitní veřejnou vybaveností i městským životem. Architektonický koncept vychází ze zlínského modulu 6,15 × 6,15 m, který nastavuje jasnou strukturu umístění jednotlivých objektů. Zástavba se orientuje kolmo na orientaci původního areálu Svit, čímž je zajištěno optimální oslunění z východu a západu. Nové domy tak respektují tradiční měřítko i rastr Zlína, zároveň však přinášejí současnou interpretaci jeho funkcionalistického odkazu.The diploma thesis deals with the design of community housing in the area of the former industrial complex Svit in Zlín – a significant urban brownfield that is undergoing gradual revitalization. The previously inaccessible area is now being opened up to new uses and offers space for innovative forms of housing. Community housing is perceived in this context as a tool for supporting the local economy, providing facilities for students and helping socially disadvantaged groups of the population. The project is based on three determined groups for which types of apartment buildings are designed. Each type reflects the specific requirements of the given group and together they create a coherent, functional whole. The design focuses on the key challenges of community housing and offers innovative solutions that connect the social, urban and architectural dimensions. I chose Zlín, my hometown, deliberately – I know its specifics and needs well and the aim of my work is to contribute to its further development through architectural design. The design of the new residential complex is located between the river, the revitalized industrial complex and the local railway line. The location is designated by the zoning plan as a mixed residential area of the city center and its potential lies in the possibility of connecting housing with high-quality public amenities and urban life. The architectural concept is based on the Zlín module of 6.15 × 6.15 m, which sets a clear structure for the location of individual buildings. The development is oriented perpendicular to the orientation of the original Svit area, ensuring optimal sunlight from the east and west. The new houses thus respect the traditional scale and grid of Zlín, but at the same time bring a contemporary interpretation of its functionalist legacy.
