Aplikace systémového přístupu na ocenění nemovitosti s využitím porovnávací metody

Abstract

Predložená diplomová práca pojednáva o zisteniu tržnej hodnoty konkrétnej nehnuteľnosti na základe analýzy problémovej situácie. Súčasne sa v nej vymedzujú a popisujú potrebné činnosti pri spracovaní ocenenia, realizácii týchto činností a ich aplikácia na danej nehnuteľnosti. Pre ocenenie objektu sa vychádzalo z metódy priameho porovnania oceňovanej nehnuteľnosti s nehnuteľnosťami v databáze a z porovnania podľa oceňovacej vyhlášky. Zároveň sa znaky z oceňovacej vyhlášky porovnali s jednotlivými systémovými podstatnými veličinami vytvorených na nehnuteľnosti. Pri metódach sa dôrazne dbalo na správne zvolené nehnuteľnosti do databázy. V neposlednom rade práca vymedzuje pojmy nielen z oboru súdneho inžinierstva, ale aj systémovej metodológie.This thesis deals with assessing market value of a particular real estate based on the analysis of a problematic situation. Simultaneously, the author defines and describes the necessary steps in the valuation process, the implementation of these steps, and their application to the given property valuation. The property valuation is based on the method of direct comparison of actual property with various properties in the database and on a comparison according to the law regulation for property valuation. At the same time, the characteristics of the regulation for property valuation were compared with the individual system of essential parameters created for the property. The emphasis was taken on the correct choice of properties for the database. Last but not least, the thesis defines the concepts not only in the field of forensic engineering but also in the system methodology.
