Druhy cen na trhu s nemovitostmi

Abstract

Cílem mé diplomové práce je nastínit problematiku zjištění cen a rozdílů mezi cenami na trhu s nemovitostmi, a také ujasnit základní pojmy z oblasti oceňování nemovitosti a trhu s nemovitostmi. V úvodu práce definuji základní pojmy spojené s daným tématem. Následně uvedu čtenáře do problematiky rozdílu mezi cenou a hodnotou a také do problematiky realitního trhu (trhu s nemovitostmi). Přiblížím jednotlivé typy cen a hodnot, subjekty na trhu s nemovitostmi, vztahy na trhu s nemovitostmi atd. V další navazující části své práce zmíním podstatu oceňování nemovitosti, definuji základní pojmy, metody oceňování a popis oceňování. Avšak nejde jen o strohý výčet veškerých operací spojených s tímto tématem, ale o to, aby se čtenář lépe orientoval v tom, jak postupovat, a znal základní pojmy s touto problematikou spojené. V poslední praktické části se zaměřím právě na různé typy zjištění cen odlišnými metodami zjištění.The aim of my diploma thesis is to outline the issues of finding out the prices and differences between the prices at the property market and also to clarify the basic terms from the field of property evaluation and the property market. In the introductio of my theses I will be defining the basic terms connected with the given topic. After that I will introduce the readers to the issues of differences between the price and value and also into the issues of the real estate market. I will describe particular types of prices and values, subjects of the property markets and the relationship at the property market. In the following part of my work I will mention the essence of evaluation of properties, I will define the basic terms, methods of evaluation and description of evaluation. However it is not only a blunt list of operations connected with this topic, but it is help to the reader to be better orientated on proceeding and to be familiar with the bacis terms connected with this topic. In the last practical part I will focus on the various types od finding out prices by using different methods.
