| dc.description.abstract | Diplomová práce se zabývá analýzou rezidenčního trhu se zaměřením na byty, jeho současným stavem a zejména problematikou zhodnocení investice do koupě bytu s jeho následným pronájmem. Na základě statistických metod a ekonomických ukazatelů s využitím poznatků z kritické analýzy dosavadního vývoje budou provedeny odhady míry výnosnosti a rizika investice do koupě a pronájmu bytů. Ekonomickými ukazateli pro posouzení výhodnosti investice jsou čistá současná hodnota při zvolené diskontní sazbě a vnitřní výnosové procento. | cs |
| dc.description.abstract | The thesis deals with analysis of the residential market with a focus on housing, the current situation and in particular the issue of return on investment to purchase an apartment with his subsequent hiring. On the basis of statistical methods and economic indicators using the findings from a critical analysis of current developments will be made and estimates of rate of return of investment risk in buying and renting apartments. Economic indicators for assessing the profitability of investment are the net present value at the selected discount rate and internal rate of return. | en |
