Polyfunkční dům v proluce

Abstract

Zadáním této bakalářské práce je návrh novostavby polyfunkčního domu v proluce na ulici Hlinky v Brně, Pisárkách . Pozemek je hluboký a poměrně úzký, ovlivněný danou prolukou, nachází se na Jižním svahu. Dům využívá celé šířky proluky a svojí výškou respektuje okolní zástavbu. V okolí se nachází především veřejné stavby pro vzdělání a k nim přilehlé studentské koleje, administrativní budovy, polyfunkční domy a rodinné domy. Urbanistické řešení vychází z poměrů parcely a okolní zástavby. Dům je složen ze 3 částí spojených podzemní garáží. Do celého komplexu je přístup z ulice Hlinky přes hlavní budovu, která oproti původnímu domu, dodržuje uliční čáru. Další dva objekty jsou umístěny v zahradě. Architektonické řešení je založeno na jednoduchých kubických formách s fasádou řešenou cihelným obkladem a velkými okny. Hmoty tvoří atrium. Objekt v proluce tvoří převážně veřejné prostory. V parteru se nachází kavárna se zázemím a papírnictví, 2. a 3. NP tvoří open-space kanceláře, v 5. a 6. NP jsou dva mezonetové byty. V sutrerénu jsou sklepní koje, sklady a technické zázemí objektu.Objekty v zahradě slouží jako obytná a administrativní budova s byty 1+1 až 3+1 a pronajímatelnými kancelářemi nebo ateliéry. Mezi domy vzniká atrium. které slouží jako poloveřejný prostor pro obyvatele i zaměstnance objektu.Parkování je zajištěno podzemní garáží se 17 parkovacími místy včetně 1 místa pro parkování imobilních. Garáž je situována v úrovni parteru, pod atriem a objekty umístěnými v zahradě. Do garáže se vjíždí rampou, která vede přes sousední pozemky z ulice Vinařská. S majiteli pozemků, na kterých se nachází rampa bude sjednáno věcné břemeno.The subject of my bachelor’s thesis is the design of a new Multifunctional house on a gap in Hlinky street in Brno, Pisárky. The land has a great depth and a relatively small width due to the character of the gap, located on a southern slope. The building uses the entire width of the gap and respects the surrounding buildings with its height. In the neighbourhood, there are public buildings for education and student dormitories, administrative buildings, multifunctional buildings and detached houses. The urban design is based on the character of the plot and the surrounding buildings. The building is composed of 3 parts connected by an underground garage. The entire complex is accessed from Hlinky street through the main building, which respects the street line unlike the original building. Two other objects are located in the garden. The architectural design is based on simple cubic forms with a brick facade and large windows. The objects are grouped into an atrium. The object in the gap consists mainly of public spaces. There is a café with background and a stationery shop on the ground floor, open-space offices on the 2nd and 3rd floor, and two maisonnettes on the 5th and 6th floor. On the ground floor, there are cellars, warehouses and the technical background of the building. The objects in the garden serve as a residential and administrative building with flats 1 + 1 to 3 + 1 and rentable offices or studios. There is an atrium between the houses which serves as a half-open space for the residents and employees of the building. Parking is provided in an underground garage with 17 parking spaces including 1 parking space for the disabled. The garage is located on the ground floor underneath the atrium and the objects located in the garden. The garage is accessed by means of a ramp that runs through neighbouring plots of Vinařská Street. An easement will be signed with the owner of the land on which the ramp is located.
