Aktualizace Naegeliho metody třídy polohy pro oceňování stavebních pozemků v ČR

Abstract

Předmětem této diplomové práce je ověření použitelnosti resp. aktualizace Naegeliho metody třídy polohy pro oceňování stavebních pozemků v ČR, stanovení cen, porovnání jejich vzájemného poměru a srovnání s cenami z cenové mapy stavebních pozemků. Práce se zaměřuje na stanovení cen stavebních pozemků dle platných oceňovacích předpisů, v daném případě ve zvolené lokalitě Brno-město dle platné cenové mapy stavebních pozemků, na stanovení ceny sjednané a na ocenění pozemků Naegeliho metodou. Tyto ceny jsou vzájemně porovnávány a na závěr jsou navrženy změny pro cenové podíly pozemků dle Naegeliho metody pro příslušné třídy polohy.The subject of this thesis is test the applicability respectively update of Naegeli class method for valuing of building plots in the Czech Republic, price fixing, comparing their ratio and comparing with prices of pricing maps of building plots. The work focuses on the determination of prices of building plots according to the applicable valuation regulations, in this case the chosen location Brno-město according to pricing map of building plots, on the determination of agreed pricing and valuation plots of Naegeli class method. These prices are compared to each other and in the end are designed the changes for the proportions of building plots by Naegeli class method for the respective classes.
