Big data jako nástroj pro determinaci temporálního a prostorového chování realitního trhu

Abstract

Tento článek vysvětluje efektivitu v kontextu realitního trhu, jak k neefektivitě přispívá neznalost trhu a díky tomu i například špatně provedený odhad tržní ceny. Poukazuje také na nedostatek vědeckých podkladů ohledně chování realitního trhu v České republice a nedostatek dat pro výzkum celkově. Nakonec navrhuje big data přístup pro hlubší a detailnější výzkum chování realitního trhu v kontextu prostoru a času. Příspěvek byl prezentován na konferenci JUFOS 2021.This article explains efficient-market hypothesis in the context of real estate market, what impact has an insufficient knowledge about the real estate market and how this may fail for the market value determination. It points out there are not enough scientific resources focused on the economic behavior of the real estate market in the Czech Republic. Finally, it proposes big data approach for the deeper and more detailed research of the real estate market behavior.
