Možnosti regenerace brownfield

Abstract

Předmětem této diplomové práce je analýza možností regenerace brownfield a hledání nejvýhodnější varianty pro realizaci regenerace. Diplomová práce se skládá z teoretické části, kde je objasněna problematika brownfieldů na území ČR, jejich ekologická zátěž, dotační možnosti pro regeneraci, dále pak problematika cen a oceňování nemovitostí a v neposlední řadě také územně plánovací dokumentace a změna v účelu užívání. Tyto termíny jsou dále použity pro řešení praktické části diplomové práce, kde jsou řešeny dvě možnosti pro regeneraci brownfieldu bývalého zemědělského objektu. První variantou je již realizovaný projekt regenerace brownfieldu, který je nyní využíván pro účely Mikropodniku Lupenice jako tavírna neželezných kovů a další variantní řešení je demolice objektů v areálu a prodej pozemků vybavených potřebnými technickými sítěmi a dopravní infrastrukturou pro výstavbu RD. Výstupní informací je porovnání těchto dvou řešení a volba nejvýhodnějšího zhodnocení areálu Lupenického brownfieldu.Content of this thesis is analysis of possibilities for generation brownfield and searching for the best option for realization of regeneration. Thesis contains theoretic part, where brownfield problematic in Czech Republic is explained, their environmental burden, subsidy possibilities for regeneration, then price problematic and evaluation of properties and also not the last in the range - territorial planning documentation and change in purpose of usage. These terms are further used for solution of thesis practical part, where two possibilities for brownfield´s regeneration of former agricultural property are solved. First option is already realized - project of brownfield´s regenerace, which is now being used for purpose of „Mikropodnik Lupenice“ as melting house for non-ferous metals, and another option of solution is demolition of houses in areal and sale of lands equiped by needed technical network system and traffic infrastructure for building-up family houses. As output information is comparison these two options and choice of the best evaluation of Lupenice´s brownfield.
