The project presented by the student has the correct principles and is of social, ecological and architectural value. It has been preceded by research and observations, from which, however, appropriate conclusions have not been drawn. Part of the problem may have been the language barrier. The proposed research methods - including a comparison with an example of a similar realization from Kiev or one's own experience is interesting, but it is difficult to see their influence on subsequent design decisions. The business plan, which was supposed to serve the purpose of appropriate programming of the buildings' functions, is an interesting tool, but it has not been sufficiently detailed, it lacks calculations and indication of specific tools and solutions, including in the field of architecture. The design presented is done acceptably, but it does not go beyond basic building design. The apartments are correct, but the common spaces have not been sufficiently solved. The development of the building's surroundings is solved at a basic level. The design as a whole is not very detailed and lacks the indication of specific technical and architectural solutions.

However, not all elements of the research are relevant to later design decisions, the result of the research is not clear, and its transfer to the design is not clearly visible. The author has recognized the features of the building's architectural value and reusability, adequately preserving its structure. At the same time, he did not propose innovative new solutions to enhance the quality of the architecture. The developed inventory of the building based on his own measurements deserves appreciation. The technical solutions are very general and basic, construction details and specific solution of thermal insulation or routing of new installations were not included. The flexible structure of the building allowed for a number of changes in its interior, thanks to which the author managed to obtain a large number of residential units. In this respect, the assumptions of the master's thesis were met, as the author was keen to obtain space for the largest possible number of residents - which resulted from both personal experience and analysis of demographics and availability of apartments in Warsaw. The proposed strategy of dividing apartments into commercial and subsidized is correct in its assumptions, but lacks specificity or calculations. The designs of the residential units are mostly based on standard solutions, which makes them simple to build and manage, as well as furnish or maintain - so they correspond to the specifics of the project. The author had difficulty designing layouts for apartments of larger size, as well as for common areas. The use of a significant part of the first floor of the building for support functions (warehouses, back rooms, parking lots) is questionable from the point of view of the attractiveness of the public spaces, but also for economic reasons - this space could fit into the overall economic strategy of the building proposed by the author. The accompanying building (pavilion) has been modified and adapted to new functions. In addition to services and culture, it also serves as a gateway to the estate; however, the attempt to relate the shape of the roof to the historic Szpiegowo building is not clear. As a result, the gate creates a barrier rather than an inviting entrance to the estate. Functionally, the building is solved correctly. As for the arrangement of the space around the building, the author used simple road layouts and solutions more in the field of traffic engineering than landscape architecture. The inner courtyard is dominated by an access road with an unnecessary division into a roadway and a sidewalk.

On an urban level, the proposal preserves the existing volumes and recomposes the courtyard. The courtyard is cut centrally by a semi-public path, creating an ambiguity in its status. The central entrance axis doesn’t lead to a clear space or spatial element which makes one wonder about the hierachy of the proposed space; am I entering a park or a private courtyard? By keeping the low volumetry of the pavillions, the proposed relationship with the Jan III Sobieski street is questionable. Not only those pavillions do not provide acoustic isolation to the housing volumes behind, they do not strengthen the street’s facade nor provide the density such a central location could sustain. The proposed layout for the southern edge of the site is questionable; such an exposition to heavy road traffic doesn’t seem compatible with the proposed leisure function. The proposed architectural adaptive reuse of the existing buildings is convincing and attractive. While the volumetry and the architecture are preserved, the project redistributes a new mixture of housing-related programs within them. Within the attractive ground floors and on the rooftops, the author located community spaces, with different housing typologies in between. The western pavillions are reprogrammed but their refurbishment is not convincing and they are too disconnected from the surrounding spaces. They remain out of scale of the Jan III Sobieski contemporary context. The apartment layouts are designed in a standard which provides a maximum number of units. The idea of providing „play inside” areas on various floors is an interesting one. The general strategy of keeping the existing structures to avoid unnecessary demolitions despite the low floor heights is a fair and convicing one. The author proposes a mixture of social typologies ranging from „free flats” to rented ones. It’s not clear why one should assume the proposed populations won’t need cars and how this is solved. The proposed technical and constructional solutions are correct but basic. The existing architecture of Piotr Sembrat and Jerzy Kuźmienko is preserved but not improved. The author accurately identified elements suitable for material reuse and has shown references, but the proposal lacks accuracy, no site truely specific solutions are designed. Both the project and its graphical representation are formaly schematic and slightly chaotic. The chosen aesthetics are generic and suggest a lack of interest in graphical and formal sophistication. The color coded plans are an exception, they clearly represent what remains and what is added to the design. The submitted facades lack design intentions and the text component of the diploma thesis bears mistakes. Despite the fact that the project is complete and the research is abundant, the proposal as a whole feels like a feasibility study more than a finished architectural project. The author states clearly his social and political convictions; no mather their character or the readers’ opinion, one can wonder if an architectural diploma project can answer legal issues? The submitted proposal is generic, the porposed spaces are lacking spacial qualities and lacks original architectural design. From my understanding, those „architectural luxuries” are not what the author values, he is interested is creating a maximum of units for helping people in need.
