The author of the thesis has made a significant effort to map the possible ways of a private nursing home establishment focusing on clients with Alzheimer disease and advanced dementia located in the South Moravian Region. It is important to emphasize the field research the author did in collecting information from this specific environment. In the thesis the author gives an in depth analysis of the options for institution location, maps the possibilities of land purchase, and presents the personnel issues in a very transparent way. After these information the financial planning part follows which is in comparison with the previous subchapters more discreet, in some parts lacks more detailed calculations and deeper explanations of the existing ones (payback period calculus, the question of mortgage, stating the cash flows, etc.) Even more brief is the subchapter devoted to risk analysis, where, in case of such a complex project, a more thorough analysis of possible risks and the ways of handling them would be suitable. There is also a lack of information on gaining the starting capital and the analysis of possible scenarios. Finally, it would have been useful to present at least a rough time schedule of the project. Questions to thesis defence: 1) How could be the “devotedness” of the nurses controlled and how would you ensure their “quality” in long run? 2) How would you ensure the capital investment required for the project? Who would be the potential investors?

"The author did an incredible and outstanding amount of work to not only identify a business opportunity but also to analyze it and discuss its feasibility with a number of relevant stakeholders - local administrators, etc... - and people with direct knowledge of the business. My only comment is that the author has actually identified and examined not one but two business opportunities: the creation of a nursing home and the valorization of a real estate assets with high potential. Such business opportunities should be analyzed separately, and different ""profiles""of investors - different in terms of approach, investment appetite and return expectations should be identified for each of them. Maybe the Author could offer the project to a real estate investor negotiating the land required for the NH as his ""finding fee"",,,,"
