Tarek Malahefji worked very carefully on his diploma project, which follows the analysis of locations for housing near Svitava river in Brno made in the winter semester. Tarek Malahefji developed a project that reflects his specific conceptual ideas. The new residential district is functional in its basic parameters and can form an attractive residential environment near the Svitava river. The project respects the basic development limits of the area. The student had a plan to do a large amount of work, and due to the time requirement, some issues in the project are not well resolved (missing doors in floor plans, confusing urban economics, the arrangement of the river bank,..). The diploma project documents the great progress that Tarek Malahefji made as a student during the two years of his master's degree. Present clearly the basic data of urban economics: the size of the partial functional areas, number of inhabitants, number of parking places, the share of built-up area in the locality and its floor area ratio (FAR). If you could do the urban design project of the same location over again, what would you do differently?

This study is an extensive and comprehensive urban planning study that meets the basic requirements for a final university thesis to obtain the title of Ing. arch. With consultation with specialists, further refinement, and subsequent architectural study it could serve as a basis for the next stages of project documentation. Many shortcomings in the work arise from the author's limited knowledge of the environment, as well as from the size of the project and the attempt to encompass everything in the study. I greatly appreciate the author's hard work and courage in tackling such a large assignment. However, all in all, the result may show that he has bitten off more than he can chew.

Urbanistické řešení D In the analytical part of the project, the author focused on the general industrial history of the textile industry in Brno as that significantly impacts the city’s development. However, I miss analyses of the specific study area and its immediate surroundings including the mentioned textile industry’s impact. As a result of this, I see little response in the design itself – to the family houses and other elements in the surrounding area (greenery, river, possible future development, etc.) The proposed blocks are large in terms of their layout, especially considering their height. The design could use more precise work with street profiles. Especially the streets on the border of the study area are not designed at all (consistent with the lack of response to the surrounding mentioned above). I appreciate the effort to minimize car traffic and the creation of public spaces.
Architektonické řešení E Considering the scope of this project, the study should be approached and treated solely as an urban planning one. The suggested architectural solutions for individual buildings are unconvincing, lacking context and concept (such as the hexagonal facade of the “resident for youth” or the circular central object of the library). In addition to that, long, repetitive facades of residential blocks lack a human scale.
Provozní řešení D The design problematically mixes individual operations both at the urban and architectural scales. Although I appreciate the author's effort to minimize car traffic within the area, I perceive the almost complete elimination of the street structure as a problematic solution. As a result, all activities and movement pass through the inner blocks (offices, retail, supply, rescue system, etc). There are no semi-private or private areas. Not a very suitable solution is to use elevators for parking (cost, waiting time). The parking for visitors, retail and offices is missing. (If it is in the garage, how will it work with the access?) The “resident for youth” is also missing parking and there is no barrier-free access. In principle, the solution for the residential floors can be functional. Most of the apartments could be well-lit.
Technicko konstrukční řešení D This is an urban planning study. It does not contain many structural solutions, which is fine. However, in the closely designed block, there is a lack of a structural system, the load-bearing walls are not always on top of each other, and there is a complete absence of load-bearing structure in the garages. The author proposed a possibly functional concept of the energy solution.
Formální úroveň C The overall graphical level of the design meets the requirements for a master's thesis and contains all necessary drawings. Several attachments are nicely done. However, the work shows a number of content-graphical shortcomings that make it difficult to read and understand. Most drawings in the analytical part miss markings for the study area and some drawings miss a title or scale. Furthermore, the ever-changing orientation towards the cardinal directions is confusing (e.g. “resident for youth”). The font chosen in the analytical part is disagreeable to read.
